Smart Sellers' Program
The Smart Sellers’ Program is to help you sell your property YOURSELF…. for the MOST amount of money, in the BEST amount of time, with the LEAST amount of hassle.
It is a program to work with For Sale By Owner sellers to give your property maximum exposure for the lowest cost possible. We list the property on the Multiple Listing Service. Which is the same MLS that local Realtors use to get properties sold.
Your property will be displayed on Realtor, Zillow, Trulia, Redfin, Hotpads, Homefinder and so many more. Your property will be listed on local and nationwide brokers’ websites. Companies like Re/Max, Coldwell Banker, Century 21 and Keller Williams just to name a few.
You will also receive advice and support from a licensed real estate agent working on YOUR side, access to sales contracts, disclosure forms and state required pamphlets, free listing changes, dedicated broker support, negotiation assistance and we will post up to 25 photos of your listing that you provide to us. There are no cancellation fees and you may cancel at any time.
You can still sell the property on your own. If you find the buyer yourself you can cancel at anytime.
The entire cost is as follows:
$600 upfront for your advertising fee
1/2% at closing for a successful sale
(advice) We highly recommend you pay the buyer's agent a minimum of 2.5% commission but that is up to you.

Frequently Asked Questions
Q. What is the difference between our Full Service Listing and our Smart Sellers Program?
A. Our Full Service plan will help by suggesting a list price, list your home on the MLS(multiple listing service), schedule showings, take marketing photos, open houses, brokers' tour and negotiate the sales contract on our behalf. For these services, we charge 6% of the sales price upon closing (this is usually split 50/50 with the buyer's agent).
Our Smart Sellers Program offers you a way to list your home on the same MLS and Realtor.com for one low fee. In exchange, you assume most of the duties traditionally performed using our full service plan. If an agent brings you a buyer, you pay only the a commission of our 1/2% and what ever you choose to pay to the buyer's agent at closing. If you find the buyer yourself, you pay NO commission fee at all. You will only pay the marketing fee of $600.
Q. So what is the total cost if you find the buyer?
A. The total cost is $600 upfront for the marketing fee, our 1/2%, and what ever you choose to pay the buyer's agent at closing.
Q. Can I still sell my property "By Owner" while it is listed on the MLS?
A. Yes! We do not take away your right to sell the property yourself. If you find a buyer on your own you pay absolutely NO commission fee. You will only pay the upfront marketing fee of $600.
Q. What is the "Minimum Level of Service" law in Illinois and how does this law affect your service?
A. Illinois passed a law requiring listing agents provide a minimum level of service to their clients. The law required ALL agents to accept and present offers on your behalf and be available to you throughout the closing process for questions. This applies to offers submitted by licensed real estate agents only. If we receive an offer on your behalf we will notify you via phone immediately then email or fax a copy of the offer to you. We will also assist you during the negotiation process and be available to answer any questions you may have through the close of your transaction.
Q. Is this the same MLS other agents use in Chicago and the surrounding suburbs?
A. Absolutely! The Multiple Listing Service of Northern Illinois (the "MLS") is the largest database of it's kind in the country and most widely used in Chicago and surrounding suburbs.
Q. Will the MLS really help me sell my home?
A. Definitely. To sell your home you have to let people know it's on the market. The MLS gives you exposure to nearly 40,000 real estate brokers and the buyers they represent. The fact is that over 80% of buyers use a real estate agent when looking for a home and real estate agents use the MLS. It's that simple.
Q. Will my home get exposure on the internet?
A. YES! As part of our program, your home will also appear on hundreds of other popular real estate websites.
Q. Will my listing look the same as other listings on the MLS?
A. Yes! The format is standard for all listings. No one will know you are part of the Smart Sellers' Program unless you tell them. I have a feeling you are going to want and tell everyone.
Q. What if I have a question during the listing period or what to change some information in the listing?
A. We are licensed real estate agents and will gladly answer any questions you have. If you want to make a change to your listing ( i.e. price, description, etc.) simply send us your request via email (or text message), this request must be in writing. Your listing will be updated within 1 to 2 business days.
Q. Do I still need a real estate attorney?
A. We strongly recommend that you use a real estate attorney. The attorney will assist you in reviewing signed contracts, contracts extensions, legal recommendations and represent you at the closing. Also, Illinois is known as an attorney state.
Q. Does Porter Key Realty hold earnest money?
A. No, you must make arrangements with your attorney or some other third party.
Q. Can I cancel my listing at anytime without a penalty?
A. Yes. We DO NOT charge a cancellation fee. You may cancel your listing at anytime but your marketing fee is non-refundable.
Q. Can I use a "for sale" yard sign?
A. Yes, you can use a for sale sign. We want to do everything we can to help you sell the property on your own to minimize your expense.
